 An Evolving History

The Pass Life is the ever evolving enhancement of the Snoqualmie Pass community with real estate development led by evolution Projects. We aim to partner with like-passioned groups to bring projects to life.

History of the project


Having called Alpental his home mountain for many years, Bryce Phillips founded The Pass Life project in 2007. The vision for the projects began in 2001 after purchasing a home in the Hyak neighborhood for his employees at evo to gather and enjoy the mountains.

Shortly after, it became clear that there was something missing at Snoqualmie Pass. The area already had great people and amazing recreation, but there truly was a void needing to be filled; a center for the community. After buying, fixing up and selling a number of homes at The Pass, Bryce set out to find a piece of land for a small, mixed-use project where this “center” could be built.

Admittedly having “no idea” what he was doing early on, Bryce assembled an A-list team of development professionals, architects, engineers and investors. This group of real estate development superstars is now the evolution projects team.

Ten years later, The Pass Life community is thriving, yet still represents just the beginning when it comes to all that can be accomplished in the years to come.

Bryce and his wife Elise along with their sons, live at Snoqualmie Pass full-time and are proud to call it home.

Skiing Begins at Snoqualmie Pass

Skiing on Snoqualmie Pass began in the 1920's and 30's, even before the ski area opened in 1937. These early ski pioneers were a hardy group who hiked uphill with skins, and skied down.

2004 | Coming Together

Bryce purchases “The Branch”, a home in Hyak for evo employees to come together and enjoy their shared passion for the mountains.

Recognized the opportunity to create a place where people with a shared passion for the outdoors could come together.

2008 | Economy Crashes

The crash of the economy in 2008 put our plans on hold, but we kept the dream alive.

2011 | Close on The Pass Life Land

Our dream starts to become a reality as we start our first development in what would become the future center for the community.

2013-2018 | New Community

30 Pass Life lofts are built and most are sold before they ever hit the market. With it, a new community comes to life at Snoqualmie Pass.

2014 | The Pass Life Thrives

The Commonwealth Restaurant, Dru Bru craft brewery and The Washington State Ski and Snowboard Museum all open during the worst snow year in over 60 years. We make it. And have thrived ever since.

2021 | Firehouse

Together with our development partners, evolution projects, we restored the 100 year old firehouse back to life. Firehouse is now the home of Laconia Market & Cafe, a mountain grocery store, high quality outdoor gear from evo, co-working with a view at The Pass Life Workspace, and local recreation information from The Forest Service. Firehouse makes living at The Pass easier for locals and provides an inspiring mountain basecamp for visitors. 

2023 | Poolside Homes

An additional 16 homes, plus a year round heated pool, and community gathering space, now complete the center of the Pass Life neighborhood. Residents in this neighborhood are truly in the center of it all. They can walk to the slopes, Dru Bru, Commonwealth, and Firehouse.
